Slab Leak in a Rental Home: Steps for Tenants and for Owners

In Stanton about half of homes are rented, and in Midway City most are. So a slab leak often has two people involved: the tenant who notices it and the owner who has to fix it. One caller put it this way: "I have a rental property that reportedly has a leak between the slab and the street." Here's how to keep it moving from both sides. This is general information, not legal advice.

If you're the tenant

  1. Stop active water. If water is coming up through the floor, shut the main valve. Then tell the owner.
  2. Report in writing. Text or email the landlord or property manager right away, with the time you noticed it and what you see. Keep a copy.
  3. Photograph it. Wet floors, the meter reading, damaged belongings.
  4. Run the meter test if you can. It helps the owner understand urgency. Steps: the water meter leak test.
  5. Give access. The plumber will need to get into rooms, the attic and the meter box.
  6. Protect your things. Move belongings off damp floors. Renter's insurance may cover damaged personal property.

If you're the owner

  1. Respond quickly. A slab leak raises the water bill and can damage the building. Delay costs more.
  2. Get the leak located first. Detection tells you hot or cold, which branch, and where. That shapes the repair. See slab leak detection.
  3. Coordinate with the tenant. Agree on access times, especially if water will be off.
  4. Choose the repair with the long view. In an older rental, one leak often means more to come. A reroute or repipe may cut repeat calls.
  5. Tell your insurer. Landlord policies treat slab leaks in their own ways. See slab leaks and homeowners insurance.

The yard line

If the leak is "between the slab and the street," it's likely on the service line from the meter to the house. That's still the owner's side in most cases, while the meter and street side belong to the water utility. See water line leak repair.

If the home becomes hard to live in

If water is off for long stretches or rooms can't be used, talk about it early. What happens next depends on the lease and California tenant rules. The staying home during a slab leak post explains what each repair type means day to day.

Two more questions

Can a tenant call a plumber directly?

A tenant can call to describe the problem, but repairs normally need the owner's approval. Report it to the owner first, in writing, unless the lease says otherwise.

Who pays for a slab leak repair in a rental?

Plumbing repairs to the building are generally the owner's responsibility, but the lease and the cause matter. Check the lease. For anything disputed, local tenant resources or an attorney can help.
